Do Porches need foundations?
No matter how small your porch is going to be, we will always need to add foundations. Without them, your porch will be structurally unsound and won’t last very long. We want your porch to feel like a solid part of your home that will be sturdy for years to come, which is why we insist on foundations. We send a surveyor to your home before we even finalise the blueprints to check where and how deep the foundations need to be.
How big can a porch be without needing planning permission?
Most of the porches we build don’t require planning permission, as they fall under “permitted development.” This means that as long as your porch is no larger than three metres squared and the front of the porch is no closer than two metres away from the edge of your property then you can install a porch with no issues. If you are thinking about adding a porch and the front of your house is close to a road then your porch might not fall under the “permitted development” rule. If you’re not sure, then contact your Local Planning Authority to see what kind of porch is available to you.
Does a porch add value to your home?
Your porch may or may not add significant value to your home, depending on the function it has. For example, if your front door opens straight into a living area and there is no separate area to put shoes and coats, then a porch would add a whole new utility space that is likely to increase the price of your property. If your front door opens onto a hallway where there is already a coat and shoe area, then a porch might not have any real impact on your house value.
What is a good size for a porch?
To ensure your porch is covered under the “permitted development” rule (so you don’t have to apply for planning permission), then you’ll want to make sure that your porch is no larger than three metres squared. Apart from this, the ideal size of a porch will depend on what you want to use it for. If you just want a space to leave your outside boots and coats, then a length of 1.75 would probably be enough. If you want space for a large shoe rack, or a bench to sit down on when removing shoes, then you’ll probably want a wider porch.
